#1. a basic rule of thumb for ada and canyon counties will be 900+ square feet
#2. not priced over $200,000
#3. try to stay with the 3/2/2 rule; it is easier to rent as well as resell when you stick to this
#4. do your homework
--- just because the $/per sqft in the neighborhood is $100 doesn't mean that they are selling at this price. (many newer investors make this mistake frequently).
